Most residential fence projects in this area land between $3,000 and $8,000, and the range is wide because the price is driven by linear footage, material, height, gates, and terrain. A flat 150-foot vinyl privacy run costs very differently than the same footage of treated wood across a sloped, wooded lot with two gates. We will not guess at a number over the phone. It depends on where you are and what you are building. If you are in a neighborhood with a homeowners association, you will almost always need covenant approval, and those rules frequently govern height, material, color, and which side the finished face points. On private property with no association, a standard residential fence generally does not require a county permit, though pool barriers and unusual heights are the common exceptions. Yes, and in this part of Northern Virginia it comes up constantly. Neighborhoods around Gainesville, Haymarket, Bristow, and Aldie commonly restrict fence height, material, color, and style, and many require the finished side to face your neighbor. We prepare the drawings and material specifications your association needs, submit the application, and adjust the design if the architectural review committee pushes back, before anything gets built.

Aluminum is the one we recommend most often. It keeps a dog contained without walling the yard off, it holds up without any maintenance, and it looks right on almost any house in Northern Virginia. Wood is the next best answer, especially for a jumper: six feet of solid privacy fence stops most of them, partly because a dog that cannot see the squirrel has much less reason to launch. The longer part of the timeline is almost always before installation, since homeowners association approval can take a few weeks and committees often meet on a fixed monthly schedule. We give you a realistic calendar at the estimate rather than a best case we cannot hold.

Yes, and it is a real part of what we do. Leaning posts, storm and fallen-limb damage, sagging gates, and rotted boards are usually repairable, and we will tell you straight when a repair makes more sense than a replacement. A repair done properly matches the existing fence seamlessly, with the same board orientation and spacing and the rails on the inside where they already are, so you cannot pick the new section out from the street. Plenty of companies would rather quote you a whole new fence. If your fence has ten good years left and needs three posts reset, that is what we will tell you.
